BEFORE YOU APPLY

Make sure to read all information below carefully!

  • APPLICATION PROCESSING AND ACCEPTANCE

    Fox Property Management reviews applications on a first-come, first-served basis. Only fully completed applications will be considered for approval. A non-refundable application fee is required for each applicant, including co-applicants and co-signers. If an application remains incomplete after 24 hours, it will be disqualified.


    Applicant groups must submit their rental applications within two (2) hours of each other on the same day to be evaluated together. The application fee remains non-refundable, even if the application is not completed.


    Fox Property Management requires every occupant aged 18 and older to complete an individual application and pay a non-refundable application fee of $60 per adult.


    Applications are evaluated based on rental history, income, credit score, eviction history, and criminal record. If an application does not meet the minimum qualifications for approval, an additional security deposit or a co-signer may be required.


    ONCE APPROVED:

    If approved for the property, the applicant(s) must sign the lease within 24 hours from the time the lease is sent to you online.

  • INCOME

    INCOME REQUIREMENT - AT LEAST 2X THE RENTAL RATE

    Applicants must provide proof of income during the application process. 


    Standard Income Verification: 

    Two (2) copies of the most recent paycheck stubs or bank statements.


    New Employment Verification:

    A signed job offer letter stating the start date and salary on company letterhead.


    Self Employeed Verification: 

    Income may be verified with the previous year's tax returns and or other verifiable income sources, such as investment income or other passive income.


    Retired/Unemployeed Verfications:

    Retired or unemployed applicants must list their name and personal contact information under "Current Employer." Applicants must provide proof of income through bank statements, Social Security benefits, pension or retirement statements, unemployment benefits, or other verifiable income sources, such as investment income or other passive income.


    Income from private or public sources will be considered, including federal, state, or local rental assistance programs such as Section 8 housing choice vouchers and temporary rental assistance.


    Additional pay stubs or bank statements may be requested as part of the verification process.

  • CREDIT HISTORY

    CREDIT SCORE OF 680 OR ABOVE

    Credit scores will be reviewed using data from Experian and verified through AppFolio, a third-party verification service. The credit screening will assess factors such as payment history, types of accounts, outstanding debt, and account age. For applicant groups, individual credit scores  the overall household credit evaluation will be combined.


    Approval: 

    680 or higher, provided all other requirements, such as income and rental history, are met.


    Conditional Approval: 

     500-679, with a double (2x) security deposit required, provided all other requirements, such as income and rental history, are met.


    Denial: 

    499 or lower.


    Please ensure that any restrictions on your Experian account are released before submitting your application. Additional screenings may incur extra fees.


  • RENTAL HISTORY

    RENTAL HISTORY

    At least 6 months of verifiable rental and/or payment history within the last 2 years from a landlord, apartment community, or mortgage company. References from friends or family members will not be considered.


    It is the applicant's responsibility to provide a valid email address for their most recent landlords. The landlords will receive an online questionnaire about the applicant's rental history via email. Verbal references will not be accepted. Landlord verification is required to complete the application, and missing information may result in conditional approval or denial.



    Approval:

    Landlord reference with no more than one (1) late payment or returned check within the past 2 years of the application date, provided all other requirements, such as income and credit, are met.


    Conditional Approval:

     Landlord reference (no more than two to three (2-3) late payments, returned checks, or no rental history or verifiable homeownership within two (2) years of the date of application) with a double (2x) security deposit, provided all other requirements, such as income and credit, are met.


    Denial: 

    Landlord reference (four (4) or more late payments, returned checks, money owed, lease violations within two (2) years, or evictions within the previous two (2) years from the date of application.)


    The Rental Application Fairness Act further states that a landlord using rental history or credit history in consideration of an application shall not consider any rental history or credit history seven (7) years immediately preceding the date of the application.


    Homeowners:

     List your name and contact information under "Landlord Information." Your homeownership will be verified through public records.

  • COSIGNER(S)

    A qualified co-signer may be considered for applicants or applicant groups that qualify as "conditional" based on our minimum income requirement. A cosigner must complete an application, pay the application fee, have a credit score of 680 or higher, and sign the rental agreement. The co-signer will be held liable in case of any default by the applicant/resident.


    If an application is denied per our rental criteria, a cosigner will NOT be considered.

  • PETS AND ANIMALS

    Every property has its own pet policy dependent on the criteria set by the owner of the property, governing HOA and/or City and county ordinances. Please verify the pet policy for the specific property prior to applying. You can do so by reviewing the marketing ad.


    If a property accepts pets, the following conditions may apply:

    • Pet deposit -$300 per pet max
    • Pet rent - $35 or 1.5% is standard
    • Non-refundable pet fees might also be applicable
    • Properties usually have limits on the number of pets allowed
    • Some properties may only allow cats, while others may only allow dogs 
  • WHAT ARE MY COSTS

    In an effort to be as transparent as possible, please see below listed initial fees and recurring monthly fees residents are required to pay:


    Initial One-Time Payments:

    • Application Fee: $60 per adult applicant (nonrefundable, required for each adult aged 18+)
    • Security Deposit(s): Refer to property listing for details

    Initial One-Time Fees (due on or before lease commencement):

    • Prorated Rent for First Month + Next month's rent: Refer to property listing for details
    • Administrative Fee: $250 (non-refundable)
    • Pet Deposit (s) (if applicable)

    Monthly Payments:

    • Rent: Refer to property listing
    •  Pet Rent (if applicable)

     Other fees may apply according to your lease, such as monthly utilities.

  • AUTOMATIC DENIALS AND CONVICTIONS

    AUTOMATIC DENIALS

    An applicant will automatically be denied for the following reasons:

    • Evictions or funds owed to landlord in the past 7 years 
    • Property damage, or lease violations
    • Four or more late payments within a single year of residency
    • Falsification of information on the Rental Application
    • Current involvement in bankruptcy proceedings
    • Foreclosures or bankruptcies in last 5 years

    CONVICTIONS

    Rental applicants who have pleaded guilty or no contest to one or more criminal offenses involving violence, sexual offenses, drug-related activity, or injury to a person or property—comprising, without limitation, homicide, battery, assault, sexual assault, possession or sale of illegal substances, burglary, theft, illegal possession, or sale of weapons—within five years of the application date will not be considered. Additionally, registered sex offenders are ineligible.


    Disclaimer: The landlord shall not consider an arrest record of a prospective tenant from any time or any conviction of a prospective tenant occurring more than five years before the date of the application. Excepted from this limitation are specific activities including criminal conviction relating to certain offenses involving methamphetamine, any felony offense that required the prospective tenant to register as a sex offender or any offense classified as a homicide.
